As a licensed real estate agent for 10 years, I've seen all of these things happen to stop a transaction in its tracks:

- The buyer's agent didn't realize that the condition of the home disqualified it for a specific loan type.

- The inspector told the buyer that the furnace would only last another year or two, and the buyer backed out of the deal (inspectors are not supposed to speculate about a system's lifespan).

- The loan officer didn't realize that the buyer's self-employment income can't be averaged because the buyer earned less income this year than last, and the buyer no longer qualifies.

- The lender's Underwriting department won't allow gift funds to be used because the parent who gave the gift has no paper trail for the funds.

​

- The appraiser uses the wrong comparable sales and the appraisal comes in low, so the buyer backs out of the deal.

You could be three, four, or five weeks into the deal before these problems come up, and then you have to start all over again!
